THE CHALLENGE
The challenge
The property fell vacant when the owner's circumstances changed, but standard "mothballing" wasn't the right fit. The owner needed it kept genuinely ready to move back into at little or no notice, while it sat unoccupied for long, unpredictable stretches in between - meaning the usual risks of an empty property (deterioration, flooding, security) had to be managed without the property ever looking or feeling unlived - in.
OUR APPROACH
Read the space, then reshape the instruction

Oakmount took on key holding and an alarm call-out service, and built a planned preventative maintenance programme around vetted contractors, covering heating and cooling systems, gutters, garden upkeep, and general cleanliness — so the property is maintained continuously rather than brought up to standard in a rush each time the owner returns.
Early in the instruction, Oakmount identified that the property had no valid gas safety certificate, no EICR (electrical safety) inspection, and no adequate fire detection in place — gaps the owner had not thought about and wouldn't have noticed without a review. Working with the client's existing contractors alongside Oakmount's own, all three were resolved.

THE OUTCOME
● The property stays genuinely ready to occupy, year-round
● Maintenance, key holding, and alarm response continue without the owner needing to be closely involved
● The safety compliance position that had quietly lapsed before Oakmount was appointed has stayed current since
● Five years on, the arrangement is still running

WHY IT MATTERS
This isn't a one-off transaction but a standing relationship built on the owner needing to think about the property as little as possible while it's empty. The sharper point is the compliance gap: a property can look well cared for and still be missing basic legal safety requirements, and catching that early is exactly the kind of thing a hands-off owner has no way to know they need until someone checks.
COMMON QUESTIONS
FAQ
What is vacant property management?
Ongoing care of a property while it's unoccupied -inspections, maintenance, and compliance -so it stays safe, insurable, and ready for the owner's return.
Can a property be kept ready to occupy at short notice?
Yes -with the right maintenance and key-holding arrangements in place, a property can be kept genuinely habitable year-round rather than needing to be reopened each time.
What compliance checks does an unoccupied property still need?
The same statutory ones as an occupied home -gas safety, electrical safety (EICR), and adequate fire detection -and they're easy to let lapse precisely because no one's living there day to day to notice.
