THE CHALLENGE
The challenge
When the estate was sold, its new owner -a real estate investment trust -appointed a national commercial property and asset management company to manage it. That company needed a local firm able to physically attend site regularly to take utility meter readings across the estate -both main incoming supplies and individual “slave” (sub) meters, across gas, water and electricity -so that tenants could be recharged accurately for their actual consumption. On a multi-let estate, that's harder than it sounds: multiple meters per unit, unclear or undocumented meter identification, and no existing system for making sure the same meter gets read consistently visit after visit
OUR APPROACH
Read the space, then reshape the instruction

Oakmount attended site to locate and confirm every meter across the estate — main and sub, across all three utility types — and built a spreadsheet documenting each one. Every meter was then given a unique physical identifier, removing the ambiguity that comes with an undocumented, informally-tracked meter setup.
With that system in place, Oakmount now attends site on a quarterly (or as-instructed) basis, coordinating with tenants to ensure access, collecting and recording every reading, and photographing each one as evidence to support the recharge process.

THE OUTCOME
Every meter on the estate is uniquely identified and mapped
A reliable, repeatable reading process now runs quarterly, rather than relying on ad hoc or undocumented visits
Readings are photographically evidenced, giving both the management company and tenants confidence in the figures behind utility recharges
The instruction has run continuously since 2021

WHY IT MATTERS
A national asset management company overseeing a portfolio can't easily put someone on the ground at every site, every quarter — but accurate utility recharging depends on exactly that kind of consistent, local diligence. Oakmount's work turned a fragmented, easy-to-get-wrong process into a documented system that removes guesswork for everyone relying on the numbers.
COMMON QUESTIONS
FAQ
What is a “slave” or sub meter, and why does it matter for utility recharges?
A slave meter measures consumption for an individual unit, feeding from the main incoming supply. Accurately identifying and reading each one ensures a tenant is charged for their own usage rather than an estimated or shared figure.
Does Oakmount provide meter reading services for multi-let commercial estates?
Yes -including locating and identifying meters, setting up a recurring reading schedule, and providing photographic evidence to support accurate recharges.
Can Oakmount work alongside an existing asset or property management company?
Yes -this case involved acting as the local, on-the-ground partner for a national management company appointed by the estate's owner.
